How to buy and sell a property in Thailand?

When property is sold in Thailand, the process begins with checking that the land or building is legally clear — the title deed must be verified and free from mortgages or other claims. Once both parties agree on the terms, a Sale and Purchase Agreement is signed, usually with a deposit from the buyer. The actual transfer of ownership happens at the local Land Office, where the seller and buyer (or their representatives) appear together with the title deed, identification, and the contract. At this stage, the buyer pays the remaining balance while the Land Office collects the government transfer fee, applicable taxes, and stamp duty. After everything is settled, the Land Office issues a new title deed in the buyer’s name. The buyer then takes possession and updates utilities and related services.

For foreigners, ownership of land is restricted, so purchases are usually structured through leasehold, a Thai company, or condominium ownership where permitted.
